Full Management service

The C & I Lettings "Fully Managed" service has been designed to enable landlords to fully outsource the letting and management of their properties.

We charge a £95.00 one off finders fee per property and tenancy.

Once we find a tenant we charge an agency fee of 10% from the monthly gross rent.

For the whole tenancy there are no more charges ...the rest of the money is yours!

What you get for your money..

Once we have carried out our property appraisal and you would like C & I Lettings to fully manage your property you can leave the rest to us.

What we will be doing for you.

• To Let board. A C & I Lettings branded "To Let" board displayed outside your property.
• Internet advertising. Promote your property on the C & I Lettings and other popular property portal websites.
• Viewings. All viewings will be carried out by C & I Lettings. We offer evening, weekend and bank holiday viewings.
• Tenant referencing. We Carry out all relevant references to ensure you get the right tenant.
• Tenancy agreement. Create an Assured Shorthold Tenancy agreement.
  
• Inventory/schedule of condition. Create an inventory document that describes the condition of the property at the commencement of the tenancy. Photos are also taken of the property. For furnished properties please visit the pay as you need services section.
• Initial rent & deposit collection. C & I Lettings will collect the 1st month’s rent and Security deposit. 
• Standing order. We will ask the tenant to complete a standing order mandate for the future payment of rent directly into the C & I Lettings client bank account. The landlord will receive a monthly statement.
• Check-in/out process. We will read all utility meters and transfer utility bills into the names of the new tenant(s).
• Periodic inspections. We will inspect the property after three months and then every six months thereafter
• Day-to day property management.C & I Lettings will provide property management services during normal office hours and an "out of hours" emergency service so that any property maintenance issues can be dealt with in a timely manner.
• C & L lettings will send out landlord reminders for any essential maintenance due.
